Situated on a hillside site, the Graticule House is conceived to be a trace, or reference datum, allowing a reading of the relationship between the building and nature. Fundamental to the conception of the house is the notion of cadence, where repetitious vertical and horizontal markers of the building’s tectonics are juxtaposed with the particularity of the forest and ground plane. Light and space are modulated by meshing ribbons of glass and wall planes that form a tessellation of solid and void

Edgemoore is an affluent neighbourhood in Bethesda, Maryland, a suburb bordering northwest Washington, DC. Mature trees and gardens line the streets of this neighbourhood, within walking distance of downtown Bethesda.

Too often lately, many of the perfectly scaled houses inhabiting this neighborhood are being torn down and replaced with Craftsman-style houses on steroids and pseudo-colonials far too large for their lots. Most of these new houses are built to the maximum size allowed by the zoning ordinances with little regard for the scale of adjacent structures. Sites are rendered treeless, leaving little or no green space. These houses seem egregious, insensitive and irresponsible.

The client for this project was a young, forward thinking entrepreneur with no desire for a nostalgic or revivalist style house. He desired a house that was efficient with a minimal footprint, leaving the majority of the lot unoccupied by building and hardscape. The close proximity to a more urban downtown Bethesda warranted a house designed with closer ties to an urban area than to the rural countryside that once informed the design of houses built in Edgemoore.

After much deliberation, it was decided to remove an existing, inefficient structure and replace it with a new one. The new house occupies one third less area than the original structure and is sited to maximise green area on the property. Designed as a cube, the new house is approximately 2,200 sq ft with no unused or underutilised spaces. The flat roof provides an additional 1,100 sq ft of outdoor living space with views of treetops and the downtown Bethesda skyline.

Fenestration in the ground faced block walls, composed of varying sized rectangular and square openings, is arranged to optimise views to the green spaces while minimising views of adjacent houses in close proximity. A series of landscape walls orchestrate the relationship between the street, required parking court and house. Interior spaces are open and light filled with crisp detailing. Walnut flooring provides a rich base for white walls and millwork, designed in juxtaposition to the charcoal gray exterior walls.

This house represents a deliberate departure in both the thought process and the realisation of current building trends in the neighbourhood. Instead of building a large house with pretentious ties to the rural past, this new house is smaller with a stronger relationship to the modern, urban area that Bethesda has become. The house is intended to be more site sensitive, environmentally conscious, and to provide comfortable, efficient living spaces.

Project description:

Arch11 was tasked with designing an authentic minimalist interior for a speculative home purchased by our client. The monochromatic palette is contrasted by a two-story red glass stair enclosure; a formal sculpture in the space that provides a haptic experience playing with one’s sense of color as you pass up or down the stairs. Walls were removed to facilitate an overlapping of spaces and provide connection to the north and south yards throughout the public spaces.  A play of tone and texture, rather than color, delineates surface treatments. Walls are white, whether plaster, glass or casework. The polished concrete floor surface transforms to become the fireplace wall; the polymorphous material remains the same, only the surface texture and tone change. A formal language of overlapping horizontal planes establishes a design language for stairs, hearth, kitchen and breakfast room table.

Project description from A-cero:

The project is a duplex apartment integral alteration in a block of flats in a residential area of Galicia. The property had this housing in the city for sporadic stays as a second residence, because they live in Madrid.

It is a duplex apartment that occupies the last two floors in a block of flats that has 4 levels, with two apartments in each floor. This block, that has approximately 30 years of antiquity is placed in a residential area of the city, following the typical 80s urban development plans that were projected in the Spanish cities.

The duplex apartment, with an obsolete aspect, hadn’t been reformed for years since its acquisition. It had the clichés of a property of that period in its finish and furniture, that were damaged and also accumulating and/or suffering later decorations and small reforms. There was a peculiarity necessary to preserve: some blinds in the building front with big slats which in the beginning supposed a problem with the light.

Then, an integral reform is projected. The property needed a radical change for the apartment, in order to improve every aspect; distribution, light, design, solutions … The results proved to be really satisfactory.

The apartment, with a 250 m2 built surface, has another peculiarity in its access, which takes place from the high floor. In this floor we have a big receiver that already indicates the intention of the reforms in the rest of the house. Only a few pictures, with a proper format according to the design of the rounded architectural forms, by the painter Mercedes Rodriguez, in blue and gray tones, together with a gray silk carpet, also with a particular form and a few shining steel balls of “A-cero in” break the monotony of the dominant white color. In the false roof an opening allows us to see the natural light through an already existing fanlight. This wide entrance hall distributes, on the one hand, the most public area, composed by a big dining room and, on the other side, a courtesy W.C, a bedroom in suite with a finished bathroom that can be for guests or for service and the kitchen. On the opposite side, there are the sculptural stairs that will lead us to the most private stays.

In the living room, as in the rest of the house, the white colour is the protagonist. Only some elements like the lacquered black wood console by “A-cero in”, the Ace model couches, also by “A-cero in” upholstered in velvet champagne tone, break this white monochromia. We also find the Csec model coffee tables, and a few armchairs of “Ipe Cavalli“. Also the dining room furniture is “Ipe Cavalli”, both the steel table and the steel chairs, upholstered in white skin.

On the other hand, also in this floor, one more service area is located, with a courtesy W.C, a kitchen and a service or guest bedroom in suite with complete bath. The kitchen, which has an elongated disposition, was designed by A-cero just for its space, also characterized by the white colour, and emphasizes the Hi-Macs black desk. The cooking tops, also in white Hi-Macs like the daily dining room, and the furniture in high bright white lacquered wood. The domestic appliances Siemens and the extractor hood Pando, the Gessi bathroom fittings.

A sculptural staircase drives to the low part of the house where the principal bedroom in suite is located, with its own bath and dressing-room, and another two bedrooms.

In the bedrooms, the closets are lacked and in the principal bedroom the bed with surrounding headrest and small Capri model tables by A-cero in.

So, the final target of this project is improving the luminosity and the design. That’s the reason why the white colour is the best option in walls and floor… This combines with the black colour to emphasize some parts, creating sculptural volumes.

This is a home that can endure the tropical climate with minimal environmental impact, by tapping on available natural resources. Four levels make up the building, each catering to the family’s various social and entertainment needs while also accommodating each member’s individual need for solitude.

Achieving space maximisation and privacy were also factored into this design, in view of the house’s close proximity to neighboring units. As a result, the internal spaces face inward into a multi-functional courtyard which acts as circulation pivot, light well and ventilation exhaust, while also serving as a visual focal point. Dense foliage also provides a natural means for additional privacy.

The building’s slimmer east and west facades are a contrast to the wide-open north and south ones. This regulates natural lighting and wind ventilation for efficient thermal circulation. A pitched roof, with its series of repeating slopes, also generates additional skylight openings. And let’s also not forget that this is first and foremost a home for an active couple and their kids. For this, a lap pool and training room ensure that their fitness needs are taken care of.

LYP House by Estudio BaBO

The project is located on a corner lot in a traditional Country Club in Pilar in the province of Buenos Aires, Argentina. Despite the uniformity that these kinds of lots usually present, both regarding the physical characteristics, the landscape, and the area, a part from the corner position, the plot presents some peculiarities relevant enough to act as detonating to the main design. On one hand it is placed by the edge of the Club, and thereby has a double, 2.5 meter high fence completely filled by vegetation in the best orientation sun wise. On the other hand, across the road we find a public square, one of the few existing in the club apart from the general areas reserved for sports and leisure.

The assignment consists of designing an isolated single-family house for a family of three. The intention is for the house to be used mainly for weekend stays and during the summer period, but it could be transformed into a normal residence in the future. The following program is thereby established; on one hand a public day area consisting of a hall, a combined living- and dining room, a toilette, a covered exterior terrace and a guest room or pavilion. On the other hand a private night area with a main bedroom with a private bathroom and two secondary bedrooms sharing a bathroom. Finally there is a service area with bedroom, bathroom, laundry room, technical room and a garage for two cars that also could be used as an informal play – room. The clients wish is to minimize the transitions between the different areas, and if possible, to solve the program on one single floor. The social areas are to be prioritized and emphasis should be put on creating a varied and fluid relationship between these spaces as well as between interior and exterior.

After taking all of these variables into consideration the resulting project is a lineal piece covering the entire buildable length of the lot. It is placed parallel to the access road leaving a considerable area for the garden which is left directed to the north/northeast. All the main areas of the house are given a linear layout providing them with a view of the garden and giving the house a slim shape. The principal terrace with the incorporated grill is arranged tangentially to this piece, in the same way as the sun deck and the pool, following the same directives. This piece, is understood as a filter between the principal access street and the garden, establishing different levels of transparency, as be convenient, from the passage terrace who links directly and openly both areas (to facilitate the traffic to the grill, up to the denial of this relation in the guests’ pavilion (where a perpendicular link is established to this one, with to be / be and with another street).

Once the general disposition and the placement in the plot are proposed and considering the impossibility of solving the program on one floor, due to the low F.O.S., the decision that defines the volume morphologically and that leads to the solution of the section is taken: The three general areas of the program are linked together by semi levels. The day area and the night area are connected by a staggered ramp, of a more direct and fluid way, in the direction rose by the client. At the end of the terrace structure, the guests’ pavilion is executed in simple height, generating by this an entry for light from the west illuminating the central space. On the opposite side, the garage / playroom remains semi buried as the rest of the service area, sifting his relationship with the garden and establishing a relationship with the street.

The implementation of these half levels to solve the program is reflected in the constructive – formal resolution of the piece. The facades are parted horizontally in tree parting from the interior situation, the need of breastworks and the size of the windows. The three resultant stripes are articulated tectonically, generating tension and mass: the windows are understood as the absence of these stripes. To keep the proposal within the planted logic, there are no intermediate columns; the stripes are considered structural elements, walls of reinforced concrete allowing them to cover large distances. The palette of materials is limited to the white painted structural concrete, promoting this way the texture of the wooden formwork and fulfilling the regulation of the particular area of the club. Windows are made in white aluminum, (double) glass and structures of wood as necessary sieves. All the walls are double with insulation and for the interiors plaster were chosen for the walls and granite mosaics for the floor of the ground floor and Guatambú wood for the top floor. The ceilings are made of concrete painted white.

To conceive the project process as a linear development where direct cause and effect relationships are established between the problematic of the program or pre set indications from the surroundings and the adopted formal solutions. To understand the section as the generating factor and achieve an understanding of the technology of the reinforced concrete from the conceptual layout to the details of the execution.

Description from the architects:

Barwon Heads is in a period of significant change. Heritage overlays currently protect older fishing shacks whilst the less significant built fabric remaining in the seaside town is progressively being redeveloped and architecture is now significantly contributing to the evolution of this small coastal township. In this case a young family engaged JCB to design their new permanent residence which would replace a dilapidated 1950’s two storey house that was beyond repair. A sculptural building form emerged from the clients brief which jokingly requested a planetarium as an inclusion. This led to the exploration of circular forms and resulted in a circular skylight in the first floor living areas as a direct reference however the house was primarily conceived to immerse itself over time as a natural extension of the Ti-tree dominated landscape. The house is wrapped in  as skin of vertical cedar battens (providing privacy and solar protection) which appear to emerge from the front fence intentionally confusing the relationship between built form and landscape.

Description from the architect:

This small house is organized as a series of volumes nested one inside another. At the core, a suspended meditation chamber acts as the physical and spiritual center of the project. The internal energy of the meditation chamber is encapsulated within an open glowing frame. An alternating tread stair engages the participant to deliberatley ascend the threshold to the meditation chamber. The meditation chamber is surrounded by a wooden container which encases the living areas of the house. This shell is in turn cradled by stucco walls serving as a protective layer and grounding the house to the earth. The in-between spaces of the nested volumes are strategically sliced to allow the sun to protect lines of light withing. By separating the three shells, the interstitial spaces allow light to become an architectural material that activates the interior.
